About the position

In the Real Estate (RE) Accounting Department, the Real Estate Accounting Specialist coordinates and maintains all accounting for the tenants within Publix-owned shopping centers. This role is crucial in ensuring compliance with the contractual obligations of the tenants' leases. The Specialist is responsible for documenting the activity of all shopping centers and ensuring that Publix's financial statements are accurate by performing general ledger account analysis and reporting. This position reports directly to the RE Accounting Supervisor. The responsibilities of the Specialist include performing all accounting functions for tenants who lease space within Publix's owned shopping center locations. This involves handling the accounting conversion of all acquired properties and reviewing all financial transactions to ensure that data is properly recorded. The Specialist must communicate any inconsistencies to various business areas and calculate the amounts owed to or due from all tenants for expenses incurred in the previous year. Additionally, the Specialist manages the complete set-up and maintenance of all data into the SAP Real Estate Module, inputs abstract tenant lease information into the SAP Real Estate Module, and provides financial accounting and analysis while verifying monthly entries posted to the General Ledger. The accounts managed include both income statement and balance sheet accounts for Real Estate Accounting.

Responsibilities

  • Perform all accounting functions for tenants who lease space within Publix's owned shopping center locations.
  • Handle the accounting conversion of all acquired properties.
  • Review all financial transactions to ensure data is properly recorded and communicate any inconsistencies to various business areas.
  • Calculate the amounts owed to (or due from) all tenants for expenses incurred for the previous year.
  • Manage the complete set-up and maintenance of all data into the SAP Real Estate Module.
  • Input abstract tenant lease information into the SAP Real Estate Module.
  • Provide financial accounting and analysis and verify monthly entries posted to the General Ledger.

Requirements

  • Bachelor's degree in Accounting or another analytical discipline with no relevant business experience or equivalent experience.
  • Knowledge of accounting principles and accounts receivables and accounts payables functions.
  • Knowledge of analytical techniques.
  • Ability to process a high volume of work accurately including good time management skills.
  • Research skills including the ability to interpret and comprehend legal documents (Real Estate leases).
  • Excellent written and verbal communication skills.
  • Auditing skills and attention to detail.
  • Intermediate skill level in Microsoft Office Outlook, Word, Excel, and Access.
  • Exhibit professionalism and the ability to deal with confidential subject matter.
  • Be flexible and highly productive.
  • Be self-motivated with strong analytical and problem-solving skills.
  • Willingness to be a team player.
  • Willingness to work a variable work week schedule, which may include working long hours.

Nice-to-haves

  • Bachelor's degree in Accounting, Finance, Real Estate or another analytical discipline with 1-2 years' experience in Real Estate or Accounting or 1 year experience in a Publix retail store.
  • Knowledge and understanding of legal and Real Estate terminology.
  • Knowledge of various GAAP standards governing real estate accounting.
  • Knowledge of Sarbanes-Oxley (SOX) requirements and controls relating to Expense Payables.
  • Project management skills.
  • Knowledge of the Uniform Commercial Code (UCC) section 1-303 on Course of Performance, Course of Dealing, and Usage of Trade.
  • Knowledge of IRS Capitalization v. Repairs Audit Technique Guide.
  • Knowledge of ASC 842 regulation governing lease accounting.
  • Intermediate skill level in SharePoint, Compass, and BI (Business Intelligence).
  • Advanced skill level in Microsoft Outlook, Word, Excel, Access, and SAP.
