About the position

The Real Estate Analyst will support True Ground's real estate development team in identifying, acquiring, and developing multi-family affordable properties in the DC region. This role involves financial modeling, project support, and project management, making it ideal for detail-oriented candidates with a finance background and a passion for affordable housing.

Responsibilities

  • Assist with due diligence for new deals, including financial analysis and competitive analysis.
  • Create financial models of proposed projects using True Ground's template pro forma spreadsheet.
  • Model transactions using various funding sources, including low-income housing tax credits and conventional debt.
  • Run stress tests on financial models and provide systematic updates to the team.
  • Complete monthly draw requests for projects under construction, ensuring deadlines are met.
  • Lead funding applications, RFPs, and presentations in conjunction with project managers.
  • Prepare reports for financial partners and maintain organized property and deal files.
  • Assist with financial closings, due diligence, and monitoring progress for successful transactions.
  • Prepare periodic reports for staff and board members regarding pipeline and active projects.
  • Work with neighborhood groups and County staff to secure regulatory approvals.

Requirements

  • Undergraduate degree in finance, real estate, or a relevant discipline.
  • 1-2 years of relevant work experience in real estate development, grants management, or administrative reporting.
  • Experience in real estate development, construction, or affordable housing preferred.
  • Strong financial analysis skills and attention to detail.
  • Excellent written and verbal communication skills.
  • Proficiency in computer software, including Word, Excel, PowerPoint, and Outlook.

Nice-to-haves

  • Experience with low-income housing tax credits and historic tax credits.
  • Knowledge of regulatory approvals and compliance issues in affordable housing.
