About the position

The Alaska Mental Health Trust Land Office is seeking a Real Estate Asset Manager to join their team in Anchorage, Alaska. This fully exempt professional position is crucial for managing the Trust's real estate portfolio, which includes both investment and program-related properties. The Real Estate Asset Manager will work closely with the Chief Real Estate Officer and will be responsible for overseeing the performance of the real estate investment portfolio, which spans across four states. This role involves a comprehensive approach to real estate management, focusing on financial analysis, property maintenance, and strategic recommendations to leadership based on industry best practices. In this position, the Real Estate Asset Manager will engage in various activities, including managing ground leases, development projects, and ensuring that commercial real estate assets are well-maintained and attractive for investment. The manager will be tasked with planning property operating budgets, conducting internal audits, and performing risk management activities. Additionally, the role requires tracking market trends and assessing the viability of existing real estate assets, making informed recommendations to leadership regarding strategy and potential negotiations. The Real Estate Asset Manager will also participate in high-impact negotiations and collaborate with property managers and contractors to ensure the successful execution of commercial real estate transactions. This position is designed for a self-driven individual who can follow best practices in property management while contributing to the overall financial analysis, planning, and reporting activities of the real estate program.

Responsibilities

  • Analyze the continued investment merit of the existing commercial real estate investments and make proposals to leadership.
  • Perform market research, macroeconomic analysis, tenant financial analysis, investment due diligence, and risk evaluation and make proposals to leadership.
  • Prepare financial analysis, terms, risks and returns as part of packages for the Board of Trustees' approval of new and existing real estate investments as part of a team.
  • Evaluate the impact of alternative projects or investment dynamics and recommend optimum structure and terms that best promote the Trust's interests.
  • Participate in real estate negotiations that may be of significant impact to the Trust.
  • Assess the financial impact of various financing/re-financing options for new and existing real estate investments.
  • Work with outside partners to negotiate and execute terms and legal documents necessary to complete agreed-upon lending arrangements.
  • Work with property managers to prepare pro forma and budgets for specific real estate projects.
  • Analyze performance against project budgets and prepare written reports regarding performance and variances.
  • Conduct regular financial reporting on all assets and assist with regular audits of asset performance.
  • Provide backup to the Chief Real Estate Officer.
  • Other duties as assigned.

Requirements

  • Bachelor's degree in real estate, finance, business administration, or a related field.
  • Minimum of 3 years of experience in real estate asset management or a related field.
  • Strong analytical skills with the ability to perform financial analysis and market research.
  • Experience in negotiating real estate transactions and contracts.
  • Knowledge of property management best practices and investment strategies.
  • Excellent communication and interpersonal skills to work effectively with stakeholders.

Nice-to-haves

  • Master's degree in real estate, finance, or business administration.
  • Professional certification in real estate or asset management (e.g., CCIM, CPM).
  • Experience with public sector real estate management.
  • Familiarity with state and federal regulations related to real estate.
