About the position

As a Developer at Enclave, you will be responsible for monitoring and managing the life cycle of various development projects, from concept to closeout. This role operates as a strategic partner throughout the site selection, acquisition, development, and construction process. You will manage the communication and coordination of consultant teams, including land planners, engineers, architects, and utility companies. Your role will involve driving the development process by updating schedules, budgets, timelines, financial information, projections, and closings. Additionally, you will help prepare for the presentation of development plans to city councils and officials, providing reports and necessary data to drive entitlement and permit requests. You will partner with the general contractor as necessary to address issues as they arise and ensure the project schedule is maintained. Critical information will need to be received and disseminated to stakeholders impacted by schedule changes, city/code issues, budget variances, etc. You will apply analytical skills to evaluate the economic and financial performance of commercial real estate projects, particularly in retail, industrial, office, and multifamily sectors. Assisting with the procurement of development partners will also be part of your responsibilities, which includes thoroughly reviewing, vetting, and coordinating contracts. Moreover, you will assist with the project entitlement process, managing applications, plats, and permitting through coordination with third-party partners, city staff, and the Enclave team. Managing the development checklist and workflow process will include land due diligence, risk analysis, feasibility analysis, entitlements, design and construction contracts, easement and covenant review, city requirements, scheduling, and overall budget tracking. Conducting cursory market analysis as well as feasibility and financial analysis of potential development and value-add investments will also be part of your role.

Requirements

  • 4-year degree in Civil Engineering, Architecture, Construction Management, Urban Planning, or related field, preferred.
  • 5+ years experience in architecture, civil site design, construction, city planning, development, or other related roles, preferred.
  • Experience working with architects, engineers, contractors, and property managers to execute an overall vision and strategy for development/redevelopment of commercial real estate.
  • Must be willing to travel (day trips) to various job sites and potential site locations within the upper Midwest.
  • Superior verbal and written communication skills, with the ability to read and understand architectural drawings.
  • Well organized and adaptable, with the ability to manage multiple projects in different stages of development.
  • Ability to facilitate strong working relationships and work with a diverse set of stakeholders at a high level.
