About the position

As a Developer at Enclave, you will play a crucial role in overseeing and managing the life cycle of various development projects, from initial concept through to project closeout. This position requires you to act as a strategic partner throughout the entire process, which includes site selection, acquisition, development, and construction. You will be responsible for coordinating and communicating with various consultant teams, including land planners, engineers, architects, and utility companies, ensuring that all parties are aligned and informed throughout the project phases. Your role will involve driving the development process by regularly updating schedules, budgets, timelines, financial information, projections, and closings. You will also assist in preparing presentations of development plans to city councils and officials, providing necessary reports and data to facilitate entitlement and permit requests. Collaboration with the general contractor will be essential to address any issues that arise and to maintain the project schedule effectively. In addition, you will be tasked with receiving and disseminating critical information to stakeholders affected by schedule changes, city or code issues, and budget variances. Your analytical skills will be put to use as you evaluate the economic and financial performance of commercial real estate projects, particularly in sectors such as retail, industrial, office, and multifamily. You will also assist in the procurement of development partners by thoroughly reviewing, vetting, and coordinating contracts, as well as managing the project entitlement process, which includes applications, plats, and permitting through coordination with third-party partners, city staff, and the Enclave team. Managing the development checklist and workflow process will be part of your responsibilities, which encompasses land due diligence, risk analysis, feasibility analysis, entitlements, design and construction contracts, easement and covenant review, city requirements, scheduling, and overall budget tracking. Conducting cursory market analysis and feasibility and financial analysis of potential development and value-add investments will also be part of your role.

Responsibilities

Requirements

  • 4-year degree in Civil Engineering, Architecture, Construction Management, Urban Planning, or related field, preferred.
  • 5+ years experience in architecture, civil site design, construction, city planning, development, or other related roles, preferred.
  • Experience working with architects, engineers, contractors, and property managers to execute an overall vision, strategy, and plan for development/redevelopment of commercial real estate.
  • Willingness to travel (day trips) to various job sites and potential site locations within the upper Midwest.
  • Superior verbal and written communication skills, with the ability to read and understand architectural drawings.
  • Well organized and adaptable, with the ability to manage multiple projects in different stages of development.
  • Ability to facilitate strong working relationships and work with a diverse set of stakeholders at a high level.
