About the position

The Real Estate Development Manager at Russell Square Consulting is responsible for overseeing all phases of multifamily real estate development projects, from site selection to lease-up. This role involves preparing due diligence reports, managing project budgets, coordinating with various professionals, and ensuring compliance with local regulations. The ideal candidate will embody the company's core values of consistency, communication, and team collaboration, while delivering high-quality work and effectively mentoring junior staff.

Responsibilities

  • Oversee the preparation of due diligence and pre-development reports.
  • Assist with presentations to city review boards and city councils.
  • Work with the Vice President to determine permit and impact fee costs and local supply and demand statistics.
  • Prepare pro forma development budgets and property operating budgets under the direction of the Vice President.
  • Evaluate properties and their development potential; identify areas of risk in the due diligence and conceptual design phase.
  • Order and review third-party reports.
  • Lead the selection of the most effective project team including architects and engineers.
  • Research new and updated municipal programs and regulations related to development projects.
  • Coordinate services of architects and engineers during the design phase of projects.
  • Ensure professionals provide services according to project criteria, schedule, and budget.
  • Work with private equity partners to design projects that fit financial models.
  • Strategize city council meetings and community outreach to obtain project entitlements.
  • Provide oversight for value engineering for all pre-development projects.
  • Participate in project OAC meetings and meet regularly with city officials.
  • Mentor Development Associates to enhance their knowledge of the entitlement process.
  • Assist the Vice President with reviewing financial projections and monthly draw requests.
  • Review architectural plans, civil plans, consultant reports, and performance specifications for accuracy.

Requirements

  • Bachelor's degree in construction management, finance, real estate development, or equivalent.
  • Minimum of 5 years' multifamily development and construction experience.
  • Extensive knowledge using Procore, Microsoft Projects, and Bluebeam.
  • Knowledge of construction management theory and practice.
  • Ability to analyze construction documents and read blueprints.
  • Basic knowledge of construction building codes and methods.
  • Proficient in construction and business software, including scheduling and estimating tools.
  • Valid state-approved driver's license and ability to operate an automobile.
