About the position

The Real Estate and Development Specialist at Green Country Habitat for Humanity (GCHFH) will lead the mission of the organization by developing real estate acquisition strategies and overseeing the land development process. This role requires managing multiple projects, collaborating with various departments and external entities, and ensuring that acquisitions are completed on budget and within time constraints. The Specialist will conduct due diligence investigations and analyses related to land acquisitions, zoning, and local regulations.

Responsibilities

  • Actively seek and acquire land acquisition opportunities for single-family and multi-family projects, new subdivisions, and commercial properties.
  • Attend tax auctions and other land-related auctions.
  • Steer the acquisition process from investigation and due diligence to closing and construction.
  • Ensure all properties in GCHFH inventory have clean and marketable titles and are of a properly developable size.
  • Review properties in GCHFH inventory and propose sales of those that do not meet standards or are outside target areas.
  • Update pipeline with real estate acquisitions and maintain North Tulsa Initiative statistics.
  • Assist with obtaining grants and ensure grant compliance.
  • Manage Habitat Developments HOAs and communicate the mission of GCHFH and Boomtown Development.
  • Participate in leadership discussions and manage the interplay between City of Tulsa and INCOG.
  • Handle applications and appearances before relevant boards and committees regarding real estate development.
  • Investigate land details and perform due diligence for land acquisition eligibility.
  • Negotiate property settlements and ensure properties meet GCHFH's strategic needs.
  • Work with City officials to remove liens and provide updated real estate holdings to the Facilities, Maintenance & Safety Manager.
  • Gather and evaluate market data to identify key markets for development.
  • Manage relationships with real estate agents and brokers.
  • Assist in ensuring GCHFH's strategic growth plans are met through proper site selection and acquisition.
  • Complete extensive market and site analysis to ensure sites meet organizational requirements.
  • Continuously update skills and seek new methods in the field.
  • Spearhead expansions of GCHFH's geographical service area.

Requirements

  • Experience in real estate acquisition and development processes.
  • Strong organizational and project management skills.
  • Ability to conduct market and site analysis.
  • Knowledge of zoning, land use, and local regulations.
  • Excellent negotiation and communication skills.
  • Experience working with government officials and community organizations.

Nice-to-haves

  • Familiarity with grant writing and compliance processes.
  • Experience in managing Homeowners Associations (HOAs).
  • Knowledge of the Tulsa area and its real estate market.
