About the position

The Real Estate Director at Tailored Brands, Inc. will lead the real estate program for specific brands, focusing on analysis, selection, negotiation, and management of properties across major markets. This role involves overseeing corporate office, HUB, and Distribution Center transactions, developing market plans, and collaborating with cross-functional teams to align real estate strategies with corporate goals.

Responsibilities

  • Direct the analysis, selection, negotiation, administration, and coordination of Tailored Brand's real estate program.
  • Develop comprehensive real estate strategy and execution planning in conjunction with Data Analytics and FP&A partners.
  • Analyze market data to determine site feasibility and drive development needs in respective markets.
  • Develop a broker network for site location and negotiation, training brokers on company standards.
  • Negotiate business terms of leases, including economic and site data, aligning with legal requirements.
  • Prepare and present packages for the Real Estate Committee regarding prospective sites.
  • Interface with landlords regarding lease terms and agreements, in partnership with the legal team.
  • Coordinate with design and construction personnel for site selection to opening process.
  • Manage the pipeline tool from site selection to store opening, ensuring accurate reporting of lease actions and new store pipeline.

Requirements

  • Bachelor's degree in Business, Real Estate, or related field required.
  • 10+ years of relevant experience in retail real estate site selection and lease negotiations preferred.
  • Strong verbal and written communication skills, highly organized, and detail-oriented.
  • Ability to read, interpret, and analyze P&L statements and develop effective action plans.
  • Knowledge of Demographic Mapping Software required.
  • Superior people skills with the ability to teach, coach, and mentor effectively.
  • Strong negotiation skills and ability to influence others at all levels.

Nice-to-haves

  • Master's degree in business or Real Estate preferred.
  • 20+ annual new deal execution experience.
