About the position

The Real Estate Financial Analyst position at Public Storage is a pivotal role within the real estate division, reporting directly to the Director of Underwriting and Analytics. This position is designed for individuals who are eager to engage in the analytical aspects of real estate investment, particularly in development, redevelopment, and acquisition underwriting. The Analyst will be responsible for leading the company's analytical efforts, which include preparing investment memorandums and conducting thorough financial analyses to support senior management's decision-making processes. In this role, the Analyst will underwrite potential acquisitions and developments to ensure they align with the company's investment criteria. This involves a comprehensive review of markets across the nation to assess supply and demand dynamics for new development opportunities. The Analyst will also identify key competitors to evaluate rental rate potential and analyze demographic trends that could impact investment decisions. Collaboration with the real estate acquisition and development teams is essential to understand local market conditions and meet project deadlines effectively. The Analyst will maintain dashboards to track investment trends and performance, gather deal-specific information through extensive research, and prepare meaningful financial analyses and presentations. This role also includes conducting ad hoc operational analyses, monthly pipeline reporting, investment forecasting, capital budgeting, and reviewing historical investment performance. The ideal candidate will possess a strong analytical mindset, excellent communication skills, and the ability to manage multiple projects simultaneously under tight deadlines.

Responsibilities

  • Underwrite potential acquisitions and developments to meet the company's investment criteria.
  • Review markets across the nation to understand supply and demand components for new development opportunities.
  • Identify appropriate competitors to gauge rental rate potential and understand demographic trends.
  • Collaborate with the real estate acquisition and development teams to understand local markets and meet deadlines.
  • Maintain dashboards to track trends and compare across investments.
  • Gather deal specific information by researching a variety of sources including industry, economic, and demographic data.
  • Prepare meaningful financial analyses and presentations to aid senior management decisions.
  • Conduct ad hoc operational analysis, monthly pipeline reporting, investment forecasting, capital budgeting, and historical investment performance review.

Requirements

  • Bachelor's and/or Master's Degree in Accounting, Finance, Economics, or a related field.
  • 0-2 years of experience in financial analysis, asset management, or private equity.
  • Real Estate industry experience is a plus.
  • Excellent interpersonal and verbal and written communication skills.
  • Excellent Microsoft Office skills with a focus on Excel.
  • Strong analytical skills.
  • Energetic, organized, creative, and highly motivated person with the ability to learn and work independently and collaboratively.
  • Strong work ethic and ability to support multiple projects in parallel and prioritize competing demands under the pressure of time-sensitive deadlines.
  • Strength of character and flexible style to work successfully with a range of people, from staff to executives.
