About the position

The Real Estate Manager at ABC Supply is responsible for leading and managing the real estate needs of the company and its subsidiary, L&W Supply. This role involves negotiating commercial leases, managing property acquisitions, and ensuring the successful relocation and development of branch locations. The position requires a strong understanding of the real estate market and the ability to work independently while collaborating with various stakeholders.

Responsibilities

  • Read and negotiate commercial leases, purchase and sale agreements, and other real estate documents.
  • Monitor branch lease expiration dates and communicate with regional district managers regarding lease renewals.
  • Renegotiate renewal options for existing leases.
  • Maintain local market knowledge of available locations for potential branch relocations.
  • Collaborate with regional construction managers to prepare budgets for branch relocations or improvements.
  • Negotiate new market-driven leases, lease extensions, and secure new sites for ABC Supply and L&W Supply.
  • Perform site selection feasibility analysis and work with construction managers on relocation and construction budgets.
  • Conduct annual reviews of property insurance and real estate taxes for properties in the portfolio.
  • Maintain an extensive broker network and market knowledge for expansion areas.
  • Assess environmental site risks and determine the need for Phase I and Phase II site assessments.
  • Perform all other duties as assigned.

Requirements

  • Minimum of 5-10 years of hands-on experience in real estate brokerage, site selection, acquisition, development, construction, leasing, management, financing, and sales.
  • BA/BS in Accounting/Finance, Economics, or Real Estate; JD or MBA preferred.
  • Excellent negotiating skills.
  • Experience in evaluating and remediating environmental risks.
  • Strong client-service skills.
  • Demonstrated success in building consensus among constituencies with conflicting goals.
  • Highly motivated and able to work independently.
  • Strong commitment to a team-oriented approach.
  • Willingness to travel up to a minimum of 10 days a month.
  • Strong written detail and organizational skills for effective communication with various stakeholders.
  • Proficient in Microsoft Office.
