About the position

The Real Estate Manager at Qdoba is responsible for identifying, recommending, and qualifying potential real estate properties for new restaurant locations while managing the existing real estate portfolio. This role ensures alignment with company and franchise development goals and involves extensive market analysis, contract negotiations, and collaboration with various departments to facilitate site development and compliance with market plans.

Responsibilities

  • Administers the overall Market Plan for Company and Franchise restaurant site development.
  • Compiles and analyzes data on site desirability, including commercial activity, demographics, traffic flow, and projected sales.
  • Assembles and presents real estate site packages to the Real Estate Site Committee (RESC).
  • Partners with departments and agencies to execute contractual obligations for necessary permits.
  • Negotiates contracts for new restaurant sites with attorneys, brokers, and developers.
  • Participates in trade and civic organizations to enhance Qdoba's public image.
  • Identifies franchise development territories in line with the Market Plan.
  • Consults and assists Franchisees in site selection and development.
  • Negotiates lease extensions, renewals, and sales/subleases to optimize occupancy costs.
  • Prepares memos for senior management approval with detailed justifications.
  • Interacts with Operations/FBCs to ensure effective communication with franchisees.
  • Identifies expansion or remodel opportunities for current locations and negotiates lease expansions.

Requirements

  • Bachelor's degree or equivalent, preferably in Real Estate, Business Administration, or Finance.
  • 4-5 years of corporate or commercial real estate experience, preferably in multi-unit retail tenant or landlord representation.
  • Knowledge of commercial real estate, including market planning, site evaluation, and regulations.
  • Highly proficient in deal economics and contract negotiation for restaurant sites.
  • Ability to resolve financial and contractual issues effectively.
  • Strong oral and written English communication skills.
  • Excellent negotiation, interpersonal, and organizational skills.
  • Self-motivated with strong time management skills.
  • Demonstrates integrity and ethical behavior.
  • Ability to travel approximately 30%-40% of the time.
