About the position

The Real Estate Manager at The Coffee Bean & Tea Leaf is responsible for establishing and executing a real estate development plan within their designated geography. This role involves managing new real estate projects from approval to opening, negotiating contracts with landlords, and overseeing market research to assess site opportunities. The position requires strategic thinking and the ability to manage relationships with brokers and internal stakeholders to support the company's multi-unit expansion plan.

Responsibilities

  • Manage new real estate projects from approval to opening, ensuring all phases are expedited and risks minimized.
  • Negotiate business terms and conditions of contracts with various landlords while maintaining communication with attorneys on contract status.
  • Oversee and manage each deal from initial market plan through LOI to opening.
  • Perform market research to assess real estate site opportunities and evaluate current portfolio rationalization.
  • Oversee and manage numerous broker relationships, including site prioritization and negotiation guidance.
  • Deliver executive level presentations to gain approval for proposed new café deals.
  • Organize and present market tours with the leadership team.
  • Build market plans encompassing a multi-year outlook for café development.
  • Maintain close communications with Operations partners throughout the development process.
  • Represent the company in industry settings and stay abreast of real estate issues.

Requirements

  • Comprehensive understanding of single-tenant real estate site selection and acquisition.
  • Resourceful in identifying and evaluating restaurant site locations.
  • Ability to travel up to 50% of the time.
  • Proven abilities in legal contract negotiation and administration.
  • Proactive, innovative, and critical thinking/project management skills.
  • Strong written and verbal communication skills.
  • Excellent interpersonal, persuasion, and partnership skills.
  • Ability to engage and influence Senior-level executives and team members.
  • Undergraduate degree in Business, Real Estate, or related area; MBA preferred.
