About the position

The Real Estate Associate plays a crucial role in supporting a portfolio of real estate projects and transactions across Intermountain's multi-state operations. This position involves various responsibilities including site selection, property acquisition, leasing, and property management, ensuring effective management of real estate assets and compliance with relevant laws and regulations.

Responsibilities

• Negotiate and manage real estate agreements, including purchase and sale agreements, development agreements, leases, access agreements, and boundary agreements.
• Value real property and perform financial analysis of transactions, managing and interfacing with real estate databases and project management software.
• Review and manage real property assessment and taxation.
• Negotiate with government entities regarding condemnation and eminent domain takings.
• Manage real property assets, making decisions about future use and coordinating with neighbors to obtain rights for those assets.
• Coordinate with internal partners on project approvals and workflows.
• Track and report on assigned projects.

Requirements

• Four years of applicable real estate experience with a solid understanding of real estate laws, requirements, and processes.
• Demonstrated analytical, financial, organizational, and communication skills.
• Polished negotiation skills and strategic thinking.
• Ability to work confidently with contracts and coordinate with internal and external legal support.
• Discretion and judgment to keep sensitive information confidential.

Nice-to-haves

• Bachelor's degree in an applicable field of study from an accredited institution.
• Active Real Estate License in one of the states where Intermountain operates.
