About the position

The Real Estate Specialist II at Crown Castle plays a crucial role in managing and facilitating real estate transactions related to leasing operations. This position focuses on ensuring the accuracy and completeness of critical data concerning Crown's assets, while collaborating with various stakeholders to address real estate issues efficiently. The role requires strong negotiation skills, attention to detail, and the ability to work within a hybrid work model, balancing office and remote work.

Responsibilities

  • Review and process order-related tasks within cycle time and forecast guidelines.
  • Negotiate and obtain required consents, LOAs, and additional land as needed.
  • Remove restrictions impacting timely installation or marketing of towers.
  • Review and interpret real estate documents to ensure accuracy and completeness of site and lease information.
  • Drive large volume projects with varying urgency and complexity, providing timely updates and detailed notes to stakeholders.
  • Demonstrate ownership and drive while collaborating with diverse teams.
  • Direct and resolve activities to mitigate risk and fulfill contractual commitments.
  • Communicate with property owners to resolve ground-lease issues and improve landlord relationships.
  • Understand financial impacts from projects related to ground leases and customer agreements.
  • Engage with legal to resolve landlord default claims within the cure period.
  • Oversee outside vendor partners to ensure transactions close on time and within budget.

Requirements

  • Bachelor's degree in business, Urban Planning, or equivalent work experience.
  • Three or more years of real estate experience.
  • Ability to comprehend and interpret contracts and agreements.
  • Excellent communication and organizational skills.
  • Strong time management skills and ability to prioritize tasks effectively.
  • Ability to problem solve and provide solution alternatives.

Nice-to-haves

  • Wireless industry experience preferred but not required.
  • Zoning and permitting experience preferred but not required.
