About the position

The Real Estate Specialist at CSX Corporation plays a crucial role in managing real estate-related contracts for the company and its subsidiaries. This position is responsible for maximizing the value of CSX's real estate assets while minimizing potential risks associated with these properties. The specialist will conduct thorough real estate-related research, either through collaboration with a team or independently, to ensure that all agreements and contracts are compliant with CSX Transportation (CSXT) standards. In this role, the specialist will identify existing agreements and potential conflicts of interest, as well as determine ownership responsibilities for both CSX and third parties. A key aspect of the job involves assessing potential liabilities and risks within agreements and working towards their resolution. The specialist will collaborate with the legal team to interpret contract language in the event of disputes or incidents, ensuring compliance with local, state, and federal regulations, as well as CSX's design and construction specifications. The position also entails managing executed agreements throughout their lifecycle, which includes setting up agreements properly and monitoring invoicing, collections, and payables. The specialist will be expected to identify and pursue opportunities for process improvement and provide reporting and statistical analysis to support daily operations. Additionally, miscellaneous activities and responsibilities may be assigned by the manager as needed.

Responsibilities

  • Conducts real estate-related research through team or personally.
  • Processes, manages, and enforces procedures regarding compliance with CSX Transportation (CSXT) standards.
  • Identifies existing agreements and potential conflicts of interests.
  • Identifies CSX and/or third party ownership responsibilities.
  • Identifies potential liability/risk within the agreement and seeks resolution.
  • Works with the law team to interpret the language in the agreements in the case of disputes and other incidents.
  • Ensures compliance with all aspects of local, state, and federal regulations as well as CSX design and construction specifications.
  • Manages executed agreement for the duration of the life of the agreement through team or personally, including ensuring the agreement is properly set up, as well as monitoring invoicing, collection, and payable activities.
  • Identifies and pursues opportunities for process improvement.
  • Provides reporting and statistical analysis to assist with daily operations.
  • Miscellaneous activities and responsibilities as assigned by manager.

Requirements

  • Bachelor's Degree/4-year Degree
  • Less than 1 year of experience or High School Diploma/GED with 5 or more years of experience in Real Estate, Engineering, or Finance.
  • Preferred: Bachelor's Degree/4-year Degree with 2 years of experience in Real Estate, Engineering, or Finance.
  • Microsoft Office skills
  • Knowledge of Real Estate contractual agreements
  • Leadership skills.
