About the position

The Regional Asset Manager (RAM) is responsible for maintaining the condition of hotel assets within a designated geographic region in California. This role involves overseeing large capital expenditure (CapEx) maintenance and renovation activities, ensuring that properties are safe, clean, and well-kept. The RAM collaborates with various stakeholders, including operations teams and third-party consultants, to support the upkeep of the company's physical structures and to drive best practices in asset management.

Responsibilities

  • Maintain the asset/hotel in a first-class condition.
  • Identify, troubleshoot, and produce scopes of work for maintenance and renovation activities.
  • Competitively bid, qualify, value engineer, award, and oversee large CapEx projects.
  • Be reachable 24/7 for emergencies and travel to hotels as needed.
  • Prepare an annual schedule for site visits to each asset twice a year.
  • Maintain daily work order systems and assess building needs for a 5-year CapEx plan.
  • Manage engineers, architects, and vendors in negotiating agreements.
  • Schedule work to minimize guest inconvenience and operational disruptions.
  • Conduct preconstruction walks and ensure safety and cleanliness during work.
  • Educate and evaluate Maintenance Engineers annually, including conducting inspections and training sessions.

Requirements

  • Associate's degree or equivalent from college or technical school.
  • Minimum of 4 years' experience in Facilities or Asset Management.
  • Basic understanding of construction and project management concepts.
  • Knowledge of HVAC, lighting systems, and mechanical systems.
  • Ability to write scopes of work and bid projects effectively.
  • Strong organizational, communication, and interpersonal skills.
  • Demonstrated experience with multi-site facilities.

Nice-to-haves

  • 5+ years of Project Management experience in construction/trade activities.
  • Knowledge of a specific trade (mechanical, electrical, drywall, paint, etc.).
