The Regional Franchise Real Estate Manager at Orangetheory Fitness will play a pivotal role in providing site selection and deal-making expertise to franchisees. This position involves collaborating closely with the VP of Development Services to create and implement a strategic plan aimed at driving profitable growth for both the franchisees and the brand within the assigned region. The manager will be responsible for developing and managing market plans that maximize development opportunities and optimize the growth of new units. This includes working alongside franchisees and brokers to identify, negotiate, and secure real estate sites that align with the brand's objectives. In addition to site selection, the Regional Franchise Real Estate Manager will establish and maintain relationships with landlords, educating them about the brand and reviewing their available sites for potential acquisition. The role also requires reviewing letters of intent and leases, creating and presenting site acceptance packages at the Development Steering Committee, and overseeing the delivery of annual net new unit targets. The manager will track and forecast the new unit pipeline, ensuring that critical milestones and deliverables are met. Furthermore, the position involves utilizing the SiteWise software platform to manage and optimize market plans, as well as creating mapping templates for presentations and site approval packages. The manager will also be responsible for maintaining relationships with existing franchisees, supporting their expansion plans, and communicating cross-functionally with other departments and leadership levels to facilitate approvals and lifecycle coordination. This role requires a comprehensive understanding of the commercial real estate industry, particularly in facilitating transactions for large national brands, with a focus on retail or fitness sectors being advantageous.
