About the position

The Regional Homebuilding Purchasing Manager at PulteGroup is responsible for managing and coordinating divisional procurement activities to ensure the effective purchase of goods that meet quality, cost, inventory, and service level standards. This role is pivotal in establishing pricing strategies and driving cost savings through various methodologies such as Cost Per Month (CPM), Should Cost analysis, and Purchase Pro deployment. The manager will optimize the supply chain by providing systematic support and ensuring compliance with national and zone agreements, as well as standardized company processes. In this position, the manager will identify and drive cost savings opportunities by comparing costs across trade categories and prioritizing these opportunities in collaboration with Area Leadership. The role also involves developing and conducting procurement training for division personnel, collaborating with product, construction, and sales teams on applicable initiatives, and assisting with the area procurement strategy for supplier relationships. The manager will oversee local supplier selection at the division level and manage area supplier relationships to leverage scale effectively. Additionally, the Regional Homebuilding Purchasing Manager will monitor vendor performance to manage production level risks and ensure compliance with Pulte's business processes for supplier management. This includes leading category option programming, coordinating zone-wide changes, and developing committed cost estimates for new product development and customer options. The manager will also maintain relevant databases for cost and quantity development and provide necessary training to staff.

Responsibilities

  • Identify and drive cost savings opportunities.
  • Compare costs by trade category across divisions and to should cost for all common categories.
  • Define opportunities for the Area and prioritize them with Area Leadership.
  • Assist with achieving field compliance with National/Zone agreements and standardized company processes.
  • Develop and conduct procurement training for division personnel.
  • Collaborate with Product, Construction, and Sales teams on applicable initiatives.
  • Assist with the Area procurement strategy of supplier relationships for assigned trade categories.
  • Assist with local supplier selection at the Division level.
  • Manage Area supplier relationships where scale can be leveraged.
  • Monitor vendor bench strength matrix to manage division production level risk.
  • Ensure Area compliance with Pulte business processes for supplier management.
  • Lead category option programming and coordinate zone-wide changes.
  • Develop, deploy, and optimize option walk-ups and option grids.
  • Complete timely probable estimates of costs of residential products using comparative and differential estimating techniques.
  • Develop committed cost estimates for new product development including customer options.
  • Work with Product to ensure accurate quantities are provided in a timely manner and are field validated.
  • Maintain all applicable databases used in developing cost and quantity and provide training where needed.

Requirements

  • Proven experience in procurement and supply chain management, preferably in the homebuilding or construction industry.
  • Strong analytical skills with the ability to compare costs and identify savings opportunities.
  • Excellent communication and collaboration skills to work effectively with cross-functional teams.
  • Experience in developing and conducting training programs for staff.
  • Ability to manage supplier relationships and ensure compliance with company processes.
  • Strong decision-making skills with a focus on optimizing procurement strategies.
