About the position

The Regional Leasing & Marketing Manager (RLMM) at JLL is responsible for developing and implementing tailored marketing strategies and budgets for a portfolio of multifamily and mixed-use commercial real estate assets. This role involves collaboration with onsite teams, marketing teams, and regional/national leadership to achieve clients' goals related to rent growth, occupancy, and market performance. The ideal candidate will have a strong background in leasing and marketing, with experience managing sales teams and marketing campaigns, and will support business development efforts through research and client presentations.

Responsibilities

  • Develop a strategic marketing strategy and corresponding budget for each assigned property based on lifecycle stage and stakeholder goals.
  • Implement and manage marketing strategies, programs, and budgets to achieve portfolio performance goals.
  • Monitor and revise strategies and budgets in consultation with clients based on market conditions.
  • Provide input into budgets including lease-up schedules and annual leasing projections.
  • Participate in third-party management sales pitches by researching marketing opportunities and presenting strategies.
  • Manage lead generation and advertising platforms to drive qualified sales leads; negotiate pricing when necessary.
  • Research competitive communities and market trends that may impact asset value or performance.
  • Direct external agencies to develop and enhance property websites.
  • Lead the naming and branding process for newly developed and repositioned assets.
  • Recommend outreach marketing, resident functions, and advertising campaigns to build positive awareness in the community.
  • Utilize data for decision-making and leasing strategy development.
  • Conduct ongoing reviews to ensure public-facing information is accurate and updated.
  • Support on-site teams with reputation management and timely responses.
  • Drive leasing performance and exceed client expectations on KPIs.
  • Develop a high-performance sales team and culture, focusing on team outputs and professional development.
  • Create and implement a leasing training curriculum for onsite leasing associates.
  • Serve as the primary contact with all marketing vendors and assist in acquisition and disposition assignments.
  • Travel to assigned markets regularly to ensure familiarity with properties and develop relationships.

Requirements

  • Bachelor's degree in marketing, public relations, design, business, analytics, or related field preferred.
  • 3+ years in real estate marketing with a specialty in multifamily assets is required; leasing experience is required.
  • Experience marketing properties in Chicago and understanding of the Chicago rental market is essential.
  • Experience with various property types including lease-up, stabilized, owner-managed, and third-party managed is preferred.
  • Hands-on experience with lead generation platforms including SEO/SEM, PPC, ILSs, and social media is required.
  • Experience with marketing functionality in complex CRM software systems, preferably Yardi.
  • Branding and brand management experience preferred.
  • Experience managing locations across multiple markets and working with a geographically dispersed team is necessary.
  • Strong written and verbal communication skills.

Nice-to-haves

  • Experience with conventional, Class-A assets is required; candidates without Class-A lease-up experience will not be considered.
  • Experience with brand marketing agencies is preferred.
