About the position

The Regional Manager is responsible for overseeing the Chicago, IL market for Absolute Storage Management, Inc., ensuring that assigned self-storage properties meet budget and sales goals while maintaining compliance with company policies. This role involves significant travel, team supervision, and property management, focusing on team development and operational excellence.

Responsibilities

  • Ensure property coverage by completing a property schedule and working with the team on coverage and staffing as needed.
  • Collaborate with the Recruiting and HR team to interview and hire new team members.
  • Work with the Training team to ensure all team members are trained and developed according to company standards.
  • Develop property team members and facilitate their growth within the company.
  • Collaborate with the HR team on performance-related issues as defined in company policies and guidelines.
  • Provide annual performance reviews, ensuring timely submission with feedback.
  • Guide and support the property team in day-to-day questions and concerns.
  • Set high expectations for excellent customer service and hold the team accountable.
  • Lead weekly team meetings to provide updates on company policies and training, focusing on team development.
  • Ensure compliance with Absolute Storage Management policies and procedures.
  • Lead the team within the company's core values and culture.
  • Visit each assigned property at least once monthly for audits and relationship building.
  • Review property level reports with onsite team members to ensure revenue and budget goals are met.
  • Inspect properties to maintain high standards and evaluate maintenance and housekeeping operations.
  • Complete property maintenance checklists and ensure timely completion of maintenance projects.
  • Prepare annual operating and capital budgets and monitor budget performance, providing monthly reports to property owners.
  • Communicate operating results and furnish financial information as requested.
  • Build positive relationships with property owners and discuss property needs and improvements.

Requirements

  • At least 3+ years of supervisory experience in the storage industry.
  • Ability to travel by car/plane up to 60 percent of the time.
  • Candidates must reside in the Chicago, IL area.
