As the Regional Marketing Director, you will lead a dynamic marketing team dedicated to supporting operational leadership in the development and execution of strategic and tactical marketing plans aimed at driving traffic and occupancy for each asset within the company portfolio. Your role will involve close collaboration with regional asset directors, positioning you as the marketing subject matter expert for the properties under your purview. You will be a key contributor and hands-on leader in the marketing domain, responsible for managing and guiding your team to create an inclusive and motivating workplace environment. In this position, you will serve as the primary marketing contact for Asset Directors, professionally managing and leading your team in the daily operations of marketing. You will effectively coach your team, ensuring that all members feel welcomed and valued. Your responsibilities will include presenting marketing strategies, tactics, and performance metrics to clients as needed, and collaborating with Asset Directors to develop marketing programs that enhance property performance and align with portfolio goals. You will be tasked with developing and executing strategic marketing plans for both stabilized and lease-up communities, continuously evaluating performance and providing data reporting that aligns with industry KPIs, company performance metrics, and market-specific targets. Additionally, you will participate in the property takeover and onboarding process, ensuring that all marketing-related tasks are prepared for launch on the day of takeover, which includes managing website updates, collateral, temporary signage, paid digital advertising, social media accounts, and ILS advertising. Your role will also involve project management of community-specific digital assets and collateral materials, as well as providing marketing budget recommendations for acquisitions and supporting annual budgeting efforts for the portfolio. You will conduct portfolio training for new programs and ongoing education on marketing initiatives, and hold monthly touchpoints with Asset Directors to review marketing performance and adjust strategies as necessary. Regular meetings with advertising and marketing partners will be essential to confirm service quality and preferred rates, while also monitoring and managing advertising suppliers for product performance. Tracking and measuring marketing outcomes, including response rates, leads, sales, retention, and return on investment (ROI), will be a critical aspect of your role. You will also develop business cases to support new marketing initiatives, budget requests, and projects, driving these initiatives forward with a focus on achieving the company's goals.
