As a Regional Property Manager at Sherman Associates, you will play a pivotal role in overseeing the operation of fiscally sound, well-maintained, and socially healthy multifamily housing communities. This position is integral to our mission of Building Communities, Enriching Neighborhoods, and Empowering People. You will be responsible for providing leadership and guidance to property staff, ensuring that our properties not only meet but exceed performance expectations. Your role will involve managing a diverse portfolio of approximately 600 tax credit, Section 8, and market rate units in the Twin Cities area, requiring a strong understanding of real estate management and a passion for helping others. In this position, you will oversee a multi-site portfolio that includes a combination of affordable and market rate multi-family and mixed-use developments. You will provide direction to property managers to achieve financial performance goals while actively maintaining budgetary control. Your responsibilities will also include mediating tenant complaints, conducting annual performance reviews for direct reports, and holding monthly staff meetings to discuss global issues and motivate your team. You will be expected to hire, train, and mentor property managers in all aspects of operations, ensuring that they are equipped to manage their properties effectively. Financial management is a key component of this role, as you will prepare annual budgets for each property in your portfolio and ensure that department benchmarks for occupancy, collections, and capital improvements are met. You will also assess the physical condition of properties, make recommendations for capital needs, and ensure compliance with HUD rules and regulations. Your ability to communicate effectively with community tenants, vendors, and corporate divisions will be essential in fostering a positive environment and achieving operational success.
