About the position

Pacifica Residential is looking for a Regional Property Manager to join our team! We are seeking an experienced and dynamic Regional Property Manager to oversee the management and operations of our diverse portfolio of properties in our Florida area. The Regional Property Manager will be responsible for maximizing property performance, ensuring high tenant satisfaction, and achieving financial goals. This is an excellent opportunity for a motivated individual with strong leadership skills and a proven track record in property management. The Regional Property Manager will oversee the management and operations of a portfolio of residential and commercial properties in our Florida area. This role involves developing and implementing property management strategies to achieve financial targets, including revenue growth, expense control, and maximizing property value. The successful candidate will ensure timely rent collection and adherence to lease agreements, conduct regular property inspections to identify and address maintenance issues, safety concerns, and property improvement opportunities. In addition, the Regional Property Manager will supervise on-site property managers and leasing staff, providing guidance, training, and support as needed. They will review and analyze financial statements, budgets, and reports to track property performance and make recommendations for improvement. Collaboration with the leasing team to develop and implement effective marketing and leasing strategies to attract and retain tenants is also a key responsibility. The role requires fostering positive tenant relations by promptly addressing inquiries, concerns, and requests, as well as coordinating and overseeing property maintenance, repairs, and renovations to ensure properties are well-maintained and meet quality standards. Compliance with local, state, and federal laws and regulations related to property management and tenant rights is essential, along with staying updated on market trends, industry best practices, and emerging technologies in property management.

Responsibilities

Requirements

  • Bachelor's degree in Business Administration, Real Estate, or a related field (preferred).
  • Minimum of 2-3 years of experience as Regional Property Manager.
  • Experience in property management, with a strong emphasis on managing multi-site portfolios.
  • Proven track record of achieving financial targets and optimizing property performance.
  • Strong knowledge of local landlord-tenant laws and regulations.
  • Proficiency in property management software and MS Office Suite.
  • Detail-oriented with excellent organizational and problem-solving abilities.
  • Ability to work independently and effectively prioritize tasks in a fast-paced environment.
  • Experience with low occupancy properties.
  • Valid driver's license and reliable transportation.
