About the position

The Renovation Manager for Affordable Housing at BLDG Partners is responsible for overseeing the comprehensive renovation of apartment units across various markets. This role involves collaboration with multiple departments to ensure timely and efficient project execution while maintaining high standards of quality and safety. The ideal candidate will be a self-starter with strong project management skills, capable of handling multiple projects simultaneously in a fast-paced environment.

Responsibilities

• Track multiple concurrent renovation projects against budget and timelines.
• Spend 25-50% of time on-site for field work and project inspections.
• Collaborate with Asset Management to develop renovation scopes and specifications.
• Ensure quality assurance and accountability for all renovation work.
• Recommend and qualify contractors, negotiate terms, and prepare contracts.
• Inspect projects for progress, quality control, and cost management.
• Initiate coordination meetings with Asset Management and Property Management.
• Manage regulatory compliance and coordinate with city inspectors.
• Maintain organized records of project costs and forecasts.
• Provide regular updates on project status to property teams and management.
• Assist in developing scopes of work and budgets for new acquisitions.
• Schedule and supervise renovations to minimize unit downtime.

Requirements

• Strong understanding of construction processes and project management.
• Excellent leadership abilities and communication skills.
• Experience in managing multiple renovation projects simultaneously.
• Ability to work collaboratively with various stakeholders including contractors and property management.

Nice-to-haves

• Experience using Yardi, RealPage, SmartSheets, and Excel.
• Knowledge of local markets and vendor relationships.
