About the position

The Multi-family Renovations Project Manager at Russell Square Consulting is responsible for overseeing all aspects of renovation projects, including budgeting, planning, and execution. This role requires effective communication and collaboration with various stakeholders to ensure timely and profitable project delivery. Responsibilities

  • Oversees and implements all facets of the renovation process including project and operational budgeting, planning, design, construction, and lease-up stabilization of the projects.
  • Leads the selection of the most effective project team including architects, structural and MEP engineers, code consultant, communications consultant, etc.
  • Researches new and updated municipal programs and regulations as it relates to the renovation project.
  • Coordinates services of architects and engineers and other professionals in connection with the design phase of projects, if necessary.
  • Ensures that such professionals are providing services according to the project criteria set, and the project schedule and budget.
  • Oversees the preparation of due diligence and pre-renovation reports.
  • Prepares reports (narratives, updates, and comments on the financial status of the project) for company review and conducting presentations of projects for company.
  • Reviews and analyzes purchase and sale contracts, operating statements, proposals, and bids.
  • Provides oversight for value engineering for all projects.
  • Establishes all final construction documents, schedules, and budgets.
  • Manages options and value engineering list and provides accurate pricing of each.
  • Manages review of contract documents.
  • Participates in project OAC meetings, as needed.
  • Prepares and maintains the financial projections, monthly draw requests and related analyses for the operation of the projects.
  • Performs Owners rep activities such as monthly draw inspections, GC coordination, punch lists.
  • Performs due diligence inspections of new acquisitions for clients.
  • Conducts inspection of clients existing facilities.
  • Oversees construction or repair work associated with the asset management portfolio as necessary, including visiting sites, assessing facilities, and working on specific projects that arise related to company owned buildings.
  • Demonstrates leadership skills with ability and willingness to face challenges, solve problems, and motivate others, while maintaining effective relationships with customers by meeting or exceeding their requirements and expectations.
  • Reviews architectural plans, civil plans, consultant reports, MEP plans, interior design, FFE, construction drawings and performance specifications for accuracy; identifies areas for costs savings and works with architects to produce plans that meet clients' budgets, if necessary.
  • Communicates with owners, architects and contractors related to project risk, timetables, costs/budgets, and change management.
  • Verifying compliance with approved plans and specifications.
  • Prepares proprietary draw requests and reviews of and recommendations for approval of all contractor pay requests.

Requirements

  • Minimum of 3 years supervisory experience is required.
  • Minimum of 5 years of experience in construction with the majority in multifamily construction is required.
  • Extensive multifamily construction experience is required.
  • High School Diploma or General Equivalency Diploma is required.
  • Bachelor's degree in construction management or related field is preferred.
  • Knowledge of construction management theory and practice.
  • Must have thorough knowledge of multifamily trades, ability to analyze construction documents, and ability to read blueprints.
  • Knowledge of construction building codes and building methods.
  • Knowledge of PC and of construction and business software, including scheduling, estimating, spreadsheets and word processing.
  • Must have excellent written and verbal communication skills.
  • Must have the ability to operate an automobile.
  • Must have a valid state approved driver's license.
  • Must be able to furnish a vehicle for use during the workday.
  • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and follow-up, and carry multiple projects through to completion.
  • Proficient with construction related tools such as tape measure, construction level, calculator, etc.
