About the position

The Community Manager is responsible for overseeing the daily operations of a residential apartment community. This includes planning resident activities, supervising maintenance staff, ensuring compliance with housing regulations, managing financial records, and maintaining positive resident relations. The role requires a balance of administrative, compliance, financial, physical maintenance, and community engagement tasks to ensure the property is well-managed and residents are satisfied.

Responsibilities

  • Plan and organize resident activities to foster a community environment.
  • Supervise on-site maintenance staff and projects to maintain property aesthetics.
  • Conduct income certifications and maintain resident files in compliance with guidelines.
  • Ensure compliance with Occupancy and Fair Housing guidelines in resident relations.
  • Review monthly financial reports and manage marketing and leasing to optimize occupancy rates.
  • Perform clerical duties including answering phones, filing, and responding to inquiries.
  • Collect and process rent according to policy and maintain organized records.
  • Monitor compliance with federal, state, and local regulations affecting the property.
  • Conduct internal audits and prepare for external audits as required.
  • Oversee maintenance and landscaping of the community, ensuring standards are met.
  • Manage vendor relationships and coordinate maintenance requests.
  • Conduct regular property inspections and maintain preventative maintenance schedules.
  • Implement and manage resident programs and services to enhance community engagement.

Requirements

  • High School Diploma or GED required.
  • 1 year of relevant experience in property management or a similar field.
  • Basic mathematical skills and proficiency in Microsoft Office (Excel, Word).
  • Experience with Yardi or One Site property management software preferred.
  • Exceptional organizational, time management, and customer service skills.
  • Ability to read and write English fluently and comply with Fair Housing laws.

Nice-to-haves

  • Experience in community engagement or event planning.
  • Knowledge of HUD and Tax Credit property program requirements.
