About the position

The Land Acquisition Manager will play a crucial role in the growth and development of residential construction projects by acquiring undeveloped land or finished lots for development. This position requires a proactive approach to securing land through collaboration with various stakeholders, including property owners, brokers, land developers, and city officials. The ideal candidate will be responsible for coordinating, securing, and organizing land acquisition leads, ensuring that all potential opportunities are thoroughly researched and evaluated. In this role, the Land Acquisition Manager will receive and respond to new leads from outside sources, performing title and municipal research to identify potential land leads. Initial inquiries will involve cold calling and setting up meetings with sellers or their representatives to discuss property details. The manager will be tasked with gathering all pertinent information regarding property descriptions, seller demands, terms, and conditions, which will be communicated to management for further action. Additionally, the Land Acquisition Manager will maintain close relationships with land developers, brokers, and landowners to foster ongoing partnerships. A critical aspect of this role involves underwriting and analyzing the financial aspects of each development opportunity, ensuring that all acquisitions align with the company's strategic goals. Regular communication with city officials is essential to navigate the regulatory landscape and facilitate smooth transactions. The manager will also negotiate purchase contracts with sellers, ensuring that all dealings are conducted professionally and ethically to enhance the company's reputation and profitability.

Responsibilities

  • Coordinate, secure, and organize land acquisition leads.
  • Receive and provide initial response plan for all new leads from outside sources.
  • Perform title and municipal research and initial 'cold call' inquiry for potential land leads.
  • Provide initial meeting with seller and/or seller's representative.
  • Provide all pertinent property description information, seller demands, terms, conditions, and contact information to management.
  • Prepare letters of intent.
  • Maintain close relationships with land developers, brokers, and land owners.
  • Underwrite and analyze the financial aspects of each development opportunity.
  • Communicate regularly with city officials.
  • Negotiate purchase contracts with sellers.
  • Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
  • Able to travel overnight.

Requirements

  • 3+ years experience in land acquisition or related field.
  • Bachelor's degree in engineering, finance, real estate, or a related field is preferred.
  • Strong written and oral communication skills.
  • Ability to multi-task and attention to detail.
