About the position

The Residential Leasing Manager at Hekemian & Co., Inc. is responsible for overseeing the compliance of residential leasing operations with laws and regulations, managing leasing personnel, and ensuring efficient leasing processes. This role requires strong leadership, excellent communication skills, and the ability to handle multiple tasks effectively while staying informed on market trends.

Responsibilities

  • Ensure compliance of residential leases and related forms/addenda with current laws and regulations.
  • Conduct a thorough review of all leases and forms at least once per year.
  • Train leasing personnel on the leasing workflow, including MRI, On-site, the payment portal, marketing, showing, and professional customer communications.
  • Ensure all leasing personnel are properly trained in Fair Housing regulations.
  • Mentor Resident Managers, Community Managers, Leasing Specialists, and Front Desk staff.
  • Evaluate, coach, and counsel direct reports, maintaining good documentation.
  • Conduct market research to stay informed on market rents.
  • Maintain the Vacancy List and Vacancy Book to monitor leasing activities and capture turnover details.
  • Ensure all debit and credit slips are accurate and processed timely.
  • Approve and set pricing or any changes in pricing, keeping Management informed.
  • Manage the accurate billing of all apartments and rentable items at residential properties (garages and storage).
  • Oversee the lease renewal process.
  • Coordinate efficiently with Housing Assistance programs to ensure compliance.
  • Enforce rules related to administrative leasing fees, including lease breaks, transfers, month-to-month charges, and adding occupants.
  • Conduct audits of show-ready apartments, particularly those with extended vacancies.
  • Review property reviews and ensure timely, professional responses are posted.
  • Plan marketing strategies for residential leasing of new construction projects or new acquisitions.

Requirements

  • 5 years of sales experience
  • Strong understanding of Fair Housing regulations
  • Active NJ Real Estate Sales Person license
  • Excellent organizational and communication skills
  • Proficient in MRI software system
  • Strong leadership and mentoring skills
