About the position

The Residential Maintenance Supervisor is responsible for overseeing maintenance operations within a residential community, ensuring that service requests are completed promptly and that preventative maintenance programs are effectively implemented. This role involves direct supervision of maintenance staff, managing inventory, and ensuring compliance with safety regulations while maintaining a courteous relationship with residents and vendors.

Responsibilities

• Completes service requests within 24 hours.
• Participates in an ongoing community improvement plan and preventative maintenance program.
• Diagnoses and performs maintenance/repair on electrical and plumbing systems, A/C and heating systems, and appliances.
• Maintains and repairs stairs, gates, fences, patios, railings, roofing, gutters, and flooring.
• Orders maintenance supplies with the Property Manager's approval and maintains proper inventory levels.
• Ensures compliance with EPA and OSHA regulations regarding hazardous materials.
• Schedules and performs preventative maintenance in a proactive manner.
• Obtains bids and interacts with vendors to ensure competitive pricing.
• Supervises maintenance staff, including hiring, training, and performance appraisal.
• Handles 24-hour maintenance emergency calls.

Requirements

• High school diploma or GED.
• Three years of related experience in apartment maintenance or a related field.
• Up-to-Date EPA Universal and HVAC Certification from an approved authority.

Nice-to-haves

• Swimming Pool Certification (CPO) is a plus.
