About the position

The Residential Maintenance Technician - Level II plays a crucial role in maintaining the physical condition of residential communities and ensuring high levels of resident satisfaction. This position involves diagnosing maintenance issues, making necessary repairs, and managing service requests in a timely manner. The technician will work on various systems including HVAC, electrical, plumbing, and more, while adhering to safety and environmental policies.

Responsibilities

  • Maintain the overall physical condition of the community.
  • Diagnose maintenance issues and make necessary repairs.
  • Ensure timely completion of resident service requests and community maintenance.
  • Perform inspections and repairs on HVAC, mechanical, electrical, utilities, and lighting systems.
  • Direct mechanics, technicians, and outside contractors on assigned projects.
  • Control inventory of parts and equipment.
  • Deliver high levels of resident satisfaction through professional interactions.
  • Work a rotating on-call schedule for 24/7 maintenance coverage.

Requirements

  • High school diploma or GED.
  • 4-6 years of maintenance experience.
  • Advanced knowledge in at least one discipline: electrical, plumbing, HVAC, or carpentry.
  • Strong troubleshooting skills and ability to diagnose problems.
  • Good time management skills and ability to work with limited supervision.
  • Demonstrated strong customer service skills.
  • Valid state-issued driver's license with a safe driving record.

Nice-to-haves

  • Certifications relevant to the region (e.g., EPA 608, Boiler Certification, plumbing, electrical, appliance repair).
  • Experience in a maintenance technician role at a similar level.
