About the position

The Maintenance Technician is integral to meeting the objective of delivering quality communities that residents are proud to call home. This role is responsible for maintaining the overall physical condition of the community and providing world-class service to residents. The Maintenance Technician will diagnose maintenance issues, make necessary repairs, and ensure that all resident service requests and other community maintenance tasks are completed in a timely manner. This position is crucial in ensuring the successful execution of all company safety and environmental policies and procedures, while delivering the highest level of resident satisfaction through responsive, consistent, positive, and professional interactions. As part of the Maintenance Technician Job Family at Balfour Beatty Communities, this role oversees one or more assets and supervises general maintenance engineers and technicians. The technician will have specific property maintenance responsibilities, including general maintenance and orderliness of property HVAC, mechanical, electrical, utilities, and lighting systems, which includes inspections and repairs. The technician will also control the inventory of parts and equipment and coordinate all maintenance-related contractor activities. This position requires working a rotating on-call schedule to ensure 24/7 maintenance coverage. The Maintenance Technician III position is a key role within this framework, requiring advanced knowledge in at least one discipline such as electrical, plumbing, HVAC, or carpentry, and the ability to train and guide less senior technicians.

Responsibilities

  • Oversee one or more assets and supervise general maintenance engineers and technicians.
  • Maintain general maintenance and orderliness of property HVAC, mechanical, electrical, utilities, and lighting systems, including inspections and repairs.
  • Direct mechanics, technicians, and outside contractors on assigned projects.
  • Control inventory of parts and equipment.
  • Coordinate all maintenance-related contractor activities.
  • Ensure successful execution of all company safety and environmental policies and procedures.
  • Deliver the highest level of resident satisfaction through responsive, consistent, positive, and professional interactions.
  • Work a rotating on-call schedule to provide 24/7 maintenance coverage.

Requirements

  • High school diploma or GED graduate level.
  • Minimum of 7 years of maintenance experience with no certifications or 4 years' experience with EPA 608 Universal required.
  • Approved designations or degree/license/certification(s) in at least one of the following: HVAC, Plumbing, Electrical, Appliance Repair Certification, or Carpentry.
  • Demonstrated strong customer service skills.
  • Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry.
  • Ability to diagnose problems and implement repairs.
  • Ability to perform Quality Control on work and repairs completed.
  • Demonstrated ability to train on skill trades.
  • Demonstrated strong written and verbal communication skills.
  • Strong time management skills.
  • Ability to provide guidance and training to less senior technicians.
  • Valid, state-issued driver's license with a safe driving record.

Nice-to-haves

  • Experience with additional maintenance certifications or licenses.
  • Previous supervisory experience in a maintenance role.
