About the position

The Residential Maintenance Technician at Holladay Property Services plays a crucial role in maintaining the physical integrity of the apartment community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. This position involves performing routine maintenance and repairs, adhering to safety regulations, and supporting the overall mission of enriching lives through investment and service.

Responsibilities

  • Conduct all business in accordance with Company policies and procedures, OSHA, ADA, Fair Housing Act, applicable Landlord/Tenant Act, State, local and Federal laws.
  • Constantly monitor the community for unsafe conditions and initiate corrective actions.
  • Schedule and perform routine preventive maintenance on all appropriate equipment.
  • Inspect and maintain all tools in excellent condition.
  • Perform work area clean-up and safety-related duties.
  • Diagnose and perform minor and routine maintenance/repair involving electrical, plumbing, AC and heating systems, appliances, and more.
  • Inspect and help coordinate all needed make-ready repairs and services.
  • Assist make-ready staff as required to meet deadlines.
  • Report all major repairs and need requisitions to Property Manager prior to any expenditure of funds.
  • Change locks and make keys.
  • Remove and transfer heavy appliances and equipment as needed.
  • Assist in moving abandoned furniture and appliances to the dumpster when necessary.
  • Maintain inventory levels of spare parts and supplies and inform Property Manager of shortages.
  • Keep grounds neat and free of litter.
  • Conduct follow-up inspections after repairs are made.
  • Perform any additional duties assigned by Property Manager.
  • Maintain and care for equipment at the end of each day.
  • Perform daily and weekly maintenance of community vehicles.
  • Work with crew to complete irrigation repairs and installation of new landscaping.
  • Perform all work related to snow removal and ice management, including shoveling, salting, and plowing.
  • Be on-call for maintenance requests 24 hours a day on a rotational basis.

Requirements

  • Valid driver's license and reliable transportation.
  • Knowledge of OSHA, EPA regulations, and Fair Housing regulations.
  • 1 year of experience in maintenance or a related field.
  • Ability to read and follow instructions, warnings, and procedures.
  • Excellent customer service skills.
  • Ability to communicate effectively both orally and in writing.

Nice-to-haves

  • Experience with swimming pool maintenance and safety issues.
  • Knowledge of inventory management for spare parts and supplies.
