About the position

The Maintenance Technician plays a crucial role in assisting the Maintenance Supervisor to maintain the physical integrity of the property, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. This position involves performing routine maintenance, repairs, and safety checks, as well as taking immediate action to correct any unsafe conditions. The Maintenance Technician is expected to carry out assigned duties safely and efficiently, and in the absence of the Maintenance Supervisor, will assume all maintenance responsibilities.

Responsibilities

  • Conduct all business in accordance with company policies and procedures and all state and federal regulations.
  • Maintain knowledge of all pertinent laws and EPA and OSHA regulations.
  • Monitor the condition of the property and take immediate steps to correct any unsafe conditions.
  • Schedule and perform routine preventive maintenance on all appropriate equipment as directed.
  • Inspect and maintain all tools in excellent condition.
  • Be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
  • Perform work area clean-up and safety-related duties.
  • Ensure that storage areas remain locked when not in use.
  • Diagnose and perform minor or routine maintenance or repair involving electrical, plumbing, A/C and heating systems, appliances, and more.
  • Inspect and help coordinate all needed make-ready repairs and services.
  • Report all major repairs and need requisitions to Maintenance Supervisor prior to any expenditure of funds.
  • Change locks, rekey locks, and make keys.
  • Remove and transfer heavy appliances and equipment as necessary.
  • Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
  • Complete any other requests made by the Maintenance Supervisor, Property Manager, or other company officials.

Requirements

  • High school diploma or GED equivalent required.
  • 2+ years' experience in maintenance property management.
  • EPA Universal Certification Required.
  • CPO Certification Preferred.
  • Solid knowledge of carpentry, electrical, plumbing, etc.
  • Strong verbal and written communication skills.
  • Ability to work in a fast-paced environment and meet deadlines.
  • Team-oriented and a problem solver.
  • Maintain professional appearance and manner at all times.
  • Valid driver's license required.

Nice-to-haves

  • Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements.
