About the position

The Residential Portfolio Manager will oversee a portfolio of 700 residential units in New York City, managing various aspects of property management including maintenance, tenant relations, and compliance with city regulations. This role requires strong organizational and communication skills, as well as a deep understanding of NYC rent stabilization laws and property management software.

Responsibilities

  • Manage all maintenance aspects of assigned portfolio of units.
  • Interact with building management, superintendents, and staff members of assigned portfolio of buildings.
  • Address tenant concerns and maintenance requests promptly, including scheduling outside vendors for repairs.
  • Ensure properties are well-maintained and comply with state/city regulations and the building's rules.
  • Review/approve all invoices and purchase orders; monitor financial reports and explain variances to budget.
  • Manage, monitor, research, and assist in the resolution of all residential and commercial property violations and notices from city agencies.
  • Oversee, monitor, and manage the renewal of all building certificates and inspections.
  • Represent the company as owners of units on several co-op boards and attend meetings as necessary.

Requirements

  • Bachelor's Degree
  • At least 6 years of experience as a property manager of NYC rentals.
  • Ability and willingness to visit various properties in Manhattan.
  • Knowledge of NYC rent stabilization laws and leases, with past participation in legal cases.
  • Experience with reviewing and analyzing residential leases.
  • Experience managing building violations for city agencies including FDNY, HPD, Department of Sanitation, Department of Health.
  • Proficiency in Yardi or similar property management software.
  • Strong conflict management skills.
  • Understanding of legal administrative tasks related to property management.
  • Strong organization and communication skills.
