About the position

The Assistant Residential Property Manager will support the Property Manager in the daily financial operations of a 146-unit apartment complex. This role involves tenant relations, facilities management, financial reporting, marketing, and maintaining open communication with property owners to ensure the property is well-managed and occupied with qualified tenants.

Responsibilities

• Assist the Property Manager in day-to-day financial operations of the apartment complex.
• Encourage and develop rental agreements with management.
• Select qualified tenants and collect deposits and rents.
• Enforce terms of rental agreements and resolve tenant complaints.
• Oversee eviction proceedings if necessary.
• Assist with scheduling maintenance and repairs and negotiate contracts with vendors.
• Regularly inspect the property to ensure it is in good working order and resolve emergency maintenance issues promptly.
• Help keep financial records from property operations and create monthly financial reports for the property owner.
• Support marketing efforts to keep the property occupied with qualified tenants through advertising and property showings.
• Maintain open dialogue with the property owner regarding vacancies, tenants, physical condition of the property, and financial issues.

Requirements

• Experience in property management is preferred.
• Strong interpersonal and business communication skills.
• High level of organization and attention to detail.
• Competence with office management software including Excel, Word, Outlook, Adobe Acrobat, and Microsoft 365.
• Knowledge of financial reporting.

Nice-to-haves

• Bilingual in Spanish is a plus.
