About the position

The Residential Property Manager at FYVE is responsible for overseeing the operations and management of a scattered site portfolio of residential properties in the Nashville area. This role emphasizes a customer-first approach, ensuring exceptional service to owners, residents, and tenants while maintaining high standards of professionalism and transparency in property management.

Responsibilities

  • Manages and oversees operations, maintenance, administration, and improvement of properties.
  • Plans, schedules, and coordinates general maintenance, major repairs, and remodeling or construction projects.
  • Oversees the collection of rent, payment of expenses, compliance with lease terms, and preparation of all required legal notices.
  • Recommends and coordinates legal action as necessary.
  • Performs regular inspections of the property.
  • Recommends and directs alterations, maintenance, and reconditioning of the property as required.
  • Acts as a liaison between on-site managers or tenants and owners.
  • Meets with prospective tenants to show properties, explain terms of occupancy, and provide additional information.
  • Develops and manages the property-marketing plan including tenant relations and advertising to maintain building occupancy.
  • Prepares detailed budgets and financial reports for properties.
  • Maintains records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability.
  • Directs and coordinates the activities of staff and contract personnel and evaluates their performance.
  • Meets with clients to negotiate management and service contracts, determines priorities, and discusses the financial and operational status of properties.
  • Prepares and administers contracts for the provision of property services.
  • Investigates complaints, disturbances, and violations and resolves problems following management rules and regulations.
  • Confers regularly with community association members to ensure their needs are being met.
  • Conducts and maintains positive relationships with industry, government, and vendor representatives as necessary.

Requirements

  • Bachelor's degree (Preferred).
  • 3-5 years of related experience.
  • 1 year of supervisory experience (Preferred).
  • Tennessee Real Estate Sales Agent.
