About the position

The Residential Property Manager is responsible for overseeing the daily operations of a portfolio of residential properties, ensuring tenant satisfaction and owner profitability. This role requires strong leadership skills and a thorough understanding of property management processes, including leasing, marketing, and compliance with regulations.

Responsibilities

  • Manage all aspects of property operations, including leasing, marketing, and tenant relations.
  • Oversee maintenance activities, including escalated work orders, capital improvements, and vendor coordination.
  • Ensure compliance with local, state, and federal property management regulations.
  • Utilize property management software such as AppFolio to track leases, financial reports, and tenant communication.
  • Conduct move-in, move-out, and mid-lease inspections to ensure properties are rent-ready and well-maintained.
  • Manage lease renewals and negotiate terms with tenants to maximize retention.
  • Monitor owner accounts, ensuring timely collections and zero balance status.
  • Provide regular communication with property owners, including weekly and quarterly updates on portfolio performance.
  • Handle tenant delinquencies and coordinate eviction processes as needed.
  • Develop and implement strategies to maximize portfolio profitability and meet key performance indicators (KPIs).

Requirements

  • Proven experience in residential property management or a related field is required.
  • Familiarity with property management software such as AppFolio is highly desirable.
  • Strong knowledge of property management laws, including leasing and eviction procedures.
  • Excellent organizational skills with the ability to manage multiple tasks and projects effectively.
  • Strong communication skills, both verbal and written, for engaging with tenants, owners, and vendors.
  • Experience negotiating contracts and service agreements with vendors.
  • Leadership experience and the ability to foster teamwork and collaboration within the property management team.
  • High school diploma or equivalent (required).
  • Valid South Carolina property management license (required).
  • Minimum 4 years of experience as a Property Manager (required).
