About the position

Boggs Realty is seeking a motivated and experienced Residential Property Manager to oversee a portfolio of residential properties in Hinesville, GA. The role involves managing day-to-day operations, ensuring tenant satisfaction, and maintaining compliance with regulations. The ideal candidate will have a strong background in real estate and property management, excellent communication skills, and the ability to manage multiple tasks effectively. A current Georgia Real Estate License is required for this position.

Responsibilities

  • Manage day-to-day operations of residential properties, including tenant relations, lease agreements, maintenance, and property inspections.
  • Prepare and manage property budgets, track income and expenses, and ensure timely rent collection.
  • Serve as a point of contact for tenants, addressing any issues or concerns, and ensuring a high level of tenant satisfaction.
  • Handle the leasing process from start to finish, including marketing vacant units, screening potential tenants, and negotiating lease terms.
  • Oversee maintenance and repairs, ensuring all properties are well-maintained and comply with safety regulations.
  • Ensure all properties are managed in compliance with local, state, and federal regulations, including fair housing laws and Georgia real estate regulations.
  • Identify opportunities to increase property value and profitability, engaging in activities that contribute to the growth of the managed portfolio.
  • Provide regular updates to property owners on property performance, including occupancy rates, financial performance, and any significant issues.
  • Lead members of the rental team in their day-to-day responsibilities, ensuring department and company success within Property Management.

Requirements

  • Must hold a current and active Georgia Real Estate License.
  • Proven experience in property management, preferably in residential and commercial real estate.
  • Strong knowledge of property management principles, regulations, and best practices.
  • Excellent organizational, multitasking, and problem-solving skills.
  • Strong interpersonal and communication skills, with the ability to interact effectively with tenants, property owners, and vendors.
  • Proficient in property management software and Microsoft Office Suite.
  • Ability to work independently and as part of a team.
  • Detail-oriented with a focus on delivering high-quality service.
  • Must have a valid Driver's License.

Nice-to-haves
