About the position

The Residential Property Manager at Spradley Properties is responsible for managing a diverse portfolio of residential properties, ensuring their value is preserved and enhanced. This role involves overseeing day-to-day financial operations, tenant relations, and property maintenance, while providing exceptional customer service and adhering to company standards and regulations. The position requires strong communication and negotiation skills, as well as the ability to work independently in a collaborative team environment.

Responsibilities

  • Manage a mixed property portfolio including apartments, multi-family units, and single-family homes.
  • Onboard new prospects, follow up on leads, and advertise properties to prospective tenants.
  • Select qualified tenants and create rental agreements.
  • Collect rent and deposits, and enforce rental agreement terms.
  • Resolve tenant complaints and conduct regular property inspections.
  • Schedule maintenance and repairs, and oversee move-ins, move-outs, and eviction proceedings.
  • Maintain open communication with property owners regarding financial issues and property conditions.
  • Provide phone and office reception coverage, and perform rent reviews and lease renewals.
  • Attend weekly office meetings and training sessions as directed by the Sr. Property Manager.
  • Provide feedback for continuous improvement of procedures and processes.

Requirements

  • Minimum high school diploma, GED, or equivalent.
  • Valid Texas Real Estate License.
  • Minimum 2 years of experience in leasing, property management, real estate, or a related field.
  • Strong understanding of Landlord/Tenant laws, including Fair Housing Laws and Texas Property Code.
  • Valid driver's license with reliable transportation and good driving record.

Nice-to-haves

  • Associate's Degree or higher.
  • Familiarity with TAA and TAR lease documents and addendums.
  • Experience using Rent Manager software or other property management software.
