About the position

Hawaiian Properties, Ltd. is seeking a Residential/Rental Property Manager to oversee the operations of a diverse portfolio, including mixed-use properties and apartment buildings. The role involves managing property operations, ensuring compliance with housing laws, and maintaining strong relationships with stakeholders. The position requires travel for onsite property visits throughout Oahu.

Responsibilities

• Manage all aspects of property operations, including leasing, rent collection, maintenance, and tenant relations.
• Manage the budget and achieve operational, financial, and occupancy goals for the portfolio.
• Conduct property inspections with recommendations to improve property marketing and leasing.
• Oversee maintenance projects, including approvals, tracking, scheduling, and inspections.
• Assist with processing and approving invoices through the accounts payable workflow.
• Ensure compliance with local, state, and federal housing laws and regulations.
• Develop strong relationships with stakeholders and engage in continuous learning and professional development.
• Work with team members to handle all portfolio emergencies.

Requirements

• At least 2 years of customer service experience.
• At least 2 years of property management experience.
• Basic knowledge of property management principles and regulations.
• Exceptional customer service and communication skills.
• Proficient in Microsoft Office (Outlook, Excel, Word, PowerPoint).
• Valid driver's license and well-conditioned automobile with up-to-date registration and insurance.
• Hawaii Real Estate License required to start or to be obtained within 6 months of employment.

Nice-to-haves
