About the position

The Retail Property Manager is responsible for overseeing the management of retail properties, ensuring tenant satisfaction, financial accountability, and effective communication with owners and vendors. This role involves regular property inspections, rent collections, and lease administration, as well as project management for construction and capital expense projects.

Responsibilities

• Conduct monthly property inspections to ensure compliance and maintenance standards.
• Oversee rent collections and ensure timely payments from tenants.
• Prepare and present monthly reports, including financial accountability metrics.
• Manage all communications with tenants and vendors to maintain positive relationships.
• Facilitate owner communications, including monthly conference calls to discuss property performance.
• Implement tenant retention strategies to minimize vacancies and enhance tenant satisfaction.
• Manage tenant documentation and ensure compliance with lease agreements.
• Administer leases, including enforcement and compliance with terms and conditions.
• Coordinate accounting tasks, including defaults, annual reconciliations, budgets, and AR/AP coding and approval.
• Oversee collections and cash management processes for the properties.
• Assist in property tax appeals to ensure fair assessments.
• Coordinate vendor services, including service agreements, bidding processes, and insurance requirements.
• Supervise construction projects for landlord or tenant build-outs and capital expense projects.
• Manage project bidding and ensure adherence to timelines and budgets.

Requirements

• Minimum of 3 years of experience in Retail Property Management.
• Active Virginia Real Estate License by the start date with the company.
• Reliable transportation for traveling to client sites in the Metro DC Area.
• Clean driving record and responsible driving habits.
• Proficient in Microsoft Word and Excel.
• Experience with Yardi property management software.
