About the position

The Revenue and Portfolio Operation Analyst at EAH Housing is responsible for tracking portfolio revenue and assisting with property transitions into the EAH portfolio. This hybrid remote position requires collaboration with Asset Management and Real Estate Management staff to develop and implement rent plan strategies, manage Housing Assistance Contracts, and provide critical input for property revenue goals. The role supports the mission of EAH Housing, a nonprofit organization focused on affordable housing development and management.

Responsibilities

  • Assist with preparation of annual/bi-annual review and presentation of various key indicators of REM performance.
  • Analyze all subsidy types and contracts (HUD, PRAC 202, 811, MRVP, PBV, etc.) and make recommendations to maximize timely rent increases.
  • Assist with all aspects of HUD contract renewals at the maximum rents possible.
  • Manage special claims and assist AM and REM with HUD annual contract renewals and rent increases.
  • Pull and analyze demographic and census data across the markets.
  • Perform in-depth rental market analysis across the EAH portfolio and make recommendations for property changes to achieve maximum rents.
  • Provide critical input to property and regional leaders for development of market and affordable rent strategies.
  • Participate in the budget process to forecast property revenues and assist in finding opportunities to increase ancillary income.
  • Assist with property transitions coming from RED and fee management, including scheduling and facilitating meetings.
  • Collaborate with internal staff from all departments to collate data needed for transitions.

Requirements

  • Bachelor's degree in finance, urban planning, real estate, or related field, or comparable combination of education and experience.
  • Graduate degree in real estate, finance or urban planning may substitute for work experience.
  • 2+ years of real estate or related financial experience in affordable housing.

Nice-to-haves

  • Yardi experience preferred.
  • Industry certifications preferred, such as ARM, CPM, COS, TCS, SCHM.
