About the position

The Right of Way Title Agent at O.R. Colan Associates (ORC) is responsible for conducting title searches and compiling title reports for projects throughout Oklahoma. This role requires a strong understanding of real estate records and the ability to identify and resolve title issues. The position offers flexibility to work remotely while requiring occasional visits to the Tulsa office.

Responsibilities

• Retrieve and process 50-year title information.
• Define the chain of title and identify any issues, out sales, and encumberments.
• Search real estate records online and in county courthouses.
• Pull deeds, mortgages, contracts, easements, tax cards, plats, and other instruments for title searches.
• Compile information into a client-provided Title Report ensuring accuracy of title information.

Requirements

• Minimum of 3 years of experience pulling title and title history.
• Experience analyzing titles and title reports.
• Ability to verify property ownerships, mortgages, liens, and judgments against properties.
• Skill in determining if restrictions, such as delinquent taxes, will affect titles.
• Proficient in reading deeds, legal descriptions, plats, and easements.
• Ability to produce a chain of title and ascertain types of title evidence required.
• Proficient with MS Office Suite, specifically Excel and Word, and Dropbox or equivalent.
• Must have an iOS or Android smartphone for accessing ORC's systems.
• Valid Driver's License.
