About the position

The Roofing Project Manager will oversee the entire process of commercial and residential roofing projects, from bid preparation to project completion. This role requires expertise in various roofing systems and a commitment to delivering competitive estimates to ensure successful project execution.

Responsibilities

• Perform on-site inspections to gather crucial details about each project, including measurements, roof condition, material needs, and potential challenges.
• Develop comprehensive bids and proposals, including labor, materials, and timelines, ensuring they are competitive and meet profitability goals.
• Accurately determine material quantities and specifications, working with vendors to secure the best pricing and timely deliveries.
• Engage with clients to discuss project scope, address questions, and ensure clear alignment on project requirements, budget, and timeline.
• Evaluate costs and identify opportunities to enhance profitability without sacrificing quality; keep pricing models up to date based on market trends and labor rates.
• Coordinate schedules and resources with superintendents to optimize productivity and avoid conflicts.
• Manage the permitting process, ensuring each project meets local building codes, zoning regulations, and manufacturer specifications.
• Conduct pre-construction meetings with superintendents, clients, and subcontractors to ensure everyone is aligned on project requirements, safety protocols, and expectations.

Requirements

• 5+ years in roofing estimation and project management, with a strong grasp of both commercial and residential roofing.
• Proficient knowledge of various roofing systems, including TPO, EPDM, modified bitumen, metal, tile, and asphalt shingles.
• Proficiency in estimation software (i.e. EDGE) and project management tools.
• Excellent communication skills with a proven track record in client-facing roles.
• Strong ability to analyze, solve problems, and keep projects organized and on track.
