About the position

The primary role of the Sales Manager is to oversee and manage the sales performance in the assigned area, specifically focusing on enhancing margin efforts and assembling a top-tier sales team. This position is crucial for ensuring that the sales team is effectively staffed, trained, and motivated to meet the company's goals in a timely manner. The Sales Manager will work closely with the division's operating team to align sales strategies with operational capabilities, ensuring a seamless approach to achieving sales targets. In this role, the Sales Manager will engage in coaching and mentoring activities, utilizing both informal and formal methods to enhance the skills of the sales team. This includes evaluating each sales agent's performance in maintaining the sales office environment and model homes, as well as their interactions with prospective buyers. The Sales Manager will also be responsible for managing the Customer Relationship Management (CRM) process, ensuring that sales agents are effectively using the program to track and engage with potential clients. Recruitment is another key responsibility, where the Sales Manager will actively seek out and interview potential sales agents and assistants, often visiting competitors' sales offices to identify high-potential candidates. The role requires a proactive approach to performance management, recognizing top performers and addressing areas of improvement for those who may be struggling. Additionally, the Sales Manager will gather market intelligence by visiting competitor communities and providing management with insights on pricing, product specifications, and sales strategies. Collaboration is essential in this role, as the Sales Manager will work closely with community sales agents and division management to forecast sales and develop strategic marketing plans for each community. Building and maintaining positive relationships with the realtor community is also a critical aspect of the position, ensuring that the sales team is well-connected and informed about market trends and opportunities.

Responsibilities

  • Manage assigned area's sales performance and enhance margin efforts.
  • Assemble and lead a best-in-class sales team.
  • Staff, train, and motivate the sales team to meet goals.
  • Coach and evaluate sales agents on their performance and customer interactions.
  • Own the CRM process and ensure sales agents engage with it effectively.
  • Recruit and interview potential sales agents and assistants.
  • Monitor and engage with poor performers to improve their performance.
  • Visit competitor communities to gather market data and provide reports to management.
  • Collaborate with community sales agents and division management on sales forecasts and closing schedules.
  • Develop and maintain positive relationships with the realtor community.

Requirements

  • Knowledge and experience in new home sales, escrow, lending, and sales training.
  • Exceptional interpersonal, verbal, and written communication skills.
  • Demonstrated ability to coach both high and low performers.
  • Proficient in Microsoft applications, including Word, Excel, and Outlook.
  • Valid real estate license required.
  • Valid driver's license required.
  • 2 to 3 years' experience in the homebuilding industry.
  • College degree preferred.
  • Experience working in a similar role strongly preferred.

Nice-to-haves

  • Experience with Lasso software is a plus.
