About the position

The Sales Manager is responsible for overseeing the sales performance in the North/Central Houston area, focusing on enhancing margins and building a high-performing sales team. This role involves staffing, training, and motivating the sales team while collaborating with the division's operating team to meet sales goals effectively. The position is ideal for an experienced new home sales manager looking to join a reputable homebuilder.

Responsibilities

  • Coaches and conducts role-playing and interactive discussions with the sales team.
  • Evaluates sales agents on maintaining the sales office environment and model homes, and their interactions with prospective buyers.
  • Owns the CRM process and ensures sales agents engage effectively with the program.
  • Recruits and interviews potential sales agents and assistants, tracking high-potential candidates.
  • Ensures job expectations and performance goals are clearly communicated to team members.
  • Recognizes top performers and strategically promotes positivity within the team.
  • Monitors and engages with underperformers to improve their performance or transition them out if necessary.
  • Visits competitor communities to gather market intelligence and provides summary reports to management.
  • Collaborates with community sales agents and division management to determine sales forecasts and closing schedules.
  • Works with sales counselors and division leadership to create and implement strategic marketing plans for each community.
  • Develops and maintains positive relationships with the realtor community.

Requirements

  • Knowledge and experience in new home sales, escrow, lending, and sales training.
  • Exceptional interpersonal, verbal, and written communication skills.
  • Ability to coach both high and low performers in a structured and motivational manner.
  • Proficient in Microsoft applications, including Word, Excel, and Outlook.
  • Valid driver's license.
  • 2 to 3 years of experience in the homebuilding industry.

Nice-to-haves

  • Lasso experience is a plus.
  • College degree preferred.
  • Experience in a similar role strongly preferred.
