About the position

The Sales Operations Manager at Stanley Martin Homes is responsible for managing the contract process and ensuring timely settlements. This role involves collaboration with various stakeholders, including customers, lenders, and title companies, to facilitate smooth transactions and maintain high customer satisfaction. The position requires strong organizational skills, attention to detail, and effective communication to uphold the company's values and standards.

Responsibilities

  • Perform review of all sales contracts and conduct proforma analysis to present offers to division Sales Leader.
  • Work with NSMs to ensure cleanup is submitted within 24 hours of review.
  • Collaborate with division Sales Leader to create price release memos.
  • Train new NSMs upon hiring in coordination with division Sales Leader.
  • Coordinate walk-through and settlement dates with customers, construction teams, lenders, and title companies.
  • Ensure timely communication of settlement dates to customers and relevant parties; send settlement letters within established time frames.
  • Resolve customer-related settlement issues to achieve a 95% customer satisfaction rate.
  • Review sellers package and instructions for title company settlements.
  • Maintain accurate settlement data, including walk-through and settlement dates.
  • Ensure full and accurate information is recorded in HomeBuilder One (HB1) regarding all sales and construction start information.
  • Review Hud-1 and settlement documents for outside title companies, collaborating with General Counsel for necessary revisions.
  • Oversee the work of Neighborhood Coordinators, including review and approval of start packages and providing feedback for improvement.
  • Represent the company professionally in all interactions and communications.
  • Complete all other duties as assigned by the manager.
  • Adhere to company safety standards and promote a safe working environment.
  • Promote the Mission, Vision, and Values of Stanley Martin.

Requirements

  • College degree preferred.
  • Knowledge of MS Office, with extensive understanding of Excel and Word.
  • Strong organizational skills and attention to detail.
  • Ability to multi-task and maintain a positive attitude.
  • Strong written and verbal communication skills.
