About the position

The Scattered Site Property Manager at GC Realty & Development, LLC is responsible for managing a portfolio of properties, serving as the primary contact for clients with larger portfolios. This role involves leading a team, navigating high-pressure situations, and maintaining positive relationships with clients. The position offers opportunities for personal and professional growth as the company plans to double its portfolio size in the coming years.

Responsibilities

• Communicate with clients, managing 35-50 client portfolios and delivering superior customer service.
• Utilize property component knowledge to advise clients on maintenance, repairs, and replacements.
• Navigate laws and ordinances to protect property owners from legal issues.
• Manage a team of 1-3 direct reports and collaborate with various departments for success.
• Review pending work orders and hold the maintenance team accountable for timely completion.
• Make informed decisions to address owner, tenant, and property issues swiftly.
• Prepare for and conduct monthly client calls, ensuring thorough preparation and follow-up.
• Lead the onboarding process for new clients with a comprehensive 90-day transition plan.
• Conduct site visits and provide property updates.

Requirements

• 3-5 years of property management experience.
• Experience working directly with clients (property owners).
• Understanding of day-to-day management of single-family to smaller multi-family buildings (1-56 units).
• Experience in maintaining midwest housing stock, including older properties.
