The Self Storage Assistant Manager plays a crucial role in supporting the overall operations and management of a self-storage facility. This position is essential for ensuring that the facility runs smoothly, provides excellent customer service, and achieves occupancy and revenue goals. The Assistant Manager works closely with the Facility Manager to oversee day-to-day operations, tenant relations, facility maintenance, and various administrative tasks. This role requires a proactive approach to customer service, as well as strong organizational and communication skills to effectively manage tenant interactions and facility operations. In terms of customer service, the Assistant Manager is responsible for providing exceptional service to both current tenants and potential customers. This includes responding to inquiries, assisting with unit rentals, and providing detailed information on storage options. The Assistant Manager also addresses tenant concerns, resolves issues, and maintains positive tenant relations, ensuring that all interactions contribute to a high level of tenant satisfaction. Additionally, the Assistant Manager assists with move-ins and move-outs, guiding tenants through the facility's policies and procedures. Facility operations are another key responsibility of the Assistant Manager. This includes conducting regular inspections of the facility to ensure that cleanliness, security, and safety standards are consistently met. The Assistant Manager also assists with maintenance tasks, which may include repairs, landscaping, and ensuring that all facility equipment, such as security systems and gates, are functioning properly. Administrative duties are also a significant part of this role. The Assistant Manager assists with tenant paperwork, lease agreements, and rental payments, maintaining accurate records and financial documentation. They handle tenant inquiries through various communication channels and assist in managing the facility's database and property management software. Sales and marketing efforts are supported by the Assistant Manager as well. This includes implementing marketing strategies to attract new tenants, conducting facility tours, and upselling additional services. The Assistant Manager also participates in community outreach activities and promotional events to enhance the facility's visibility and occupancy rates. Financial management is a critical aspect of the Assistant Manager's responsibilities. They assist with rent collection, late fee management, and maintaining accurate financial records. Collaborating with the Facility Manager, the Assistant Manager helps monitor and achieve revenue targets while managing delinquencies and tenant account updates. Overall, the Assistant Manager plays a vital role in fostering long-term relationships with tenants and ensuring the success of the self-storage facility.

Requirements

  • High school diploma or equivalent
  • Strong organizational and problem-solving skills
