About the position

The Self Storage Facility Caretaker position is a part-time, independent contract role responsible for overseeing the maintenance and customer service aspects of a self-storage facility in Angola, IN. The caretaker will ensure the facility is presentable, assist customers with move-ins and move-outs, and perform minor maintenance tasks. This role requires a friendly demeanor, basic handyman skills, and the ability to coordinate with third-party vendors.

Responsibilities

  • Oversee tenant move-in and move-out processes.
  • Perform bi-weekly lock checks of units and report to owners.
  • Assist with tenant move-ins and move-outs by showing the facility and units.
  • Provide friendly customer support during move-in and move-out.
  • Perform overlocks and remove overlocked units as needed.
  • Be present for any necessary auctions.
  • Assist third-party vendors with tenant improvement projects.
  • Maintain cleanliness of vacated units and prepare them for future rentals.
  • Ensure the facility is well-kept and grass is cut regularly.
  • Monitor and maintain lighting and roll-up doors.
  • Perform maintenance repairs as needed.
  • Monitor and add salt to the water softener system for store fronts.
  • Ensure grounds are free of debris and trash.
  • Report unsafe conditions and needed repairs to owners.
  • Be available on-site for service appointments.
  • Conduct weekly surveillance of the property to protect stored possessions.
  • Maintain professional relationships with customers and vendors.
  • Complete monthly inspections and photography of facilities.

Requirements

  • Friendly and approachable demeanor with great customer service skills.
  • Basic handyman skills and knowledge of repairs such as drywall, plumbing, and electrical work.
  • Ability to communicate effectively using Microsoft Office Teams and other applications.
  • Access to personal tools for maintenance tasks.
